A luxury hotel in the heart of St Andrews has closed after the company behind it entered insolvency proceedings, with 12 members of staff losing their jobs.
Kinnettles Hotel on North Street has ceased trading after provisional liquidators were appointed to Kinnettles Hotel Limited.
The 15-bedroom boutique hotel was one of the town’s best-known independent hospitality businesses, occupying a prominent position around 200 yards from the Old Course. It included a restaurant and bar as well as a spa and wellness centre.
Companies House records show Graham David Smith and Callum Angus Carmichael of FRP Advisory were appointed as provisional liquidators by the court on 22 September. The appointment was formally filed on 29 September.
A winding-up petition was presented at Dundee Sheriff Court by UKBH Limited, with the case also covering a court-appointed provisional liquidation process. The company’s registered office has since been changed to FRP Advisory’s Edinburgh address.
All 12 employees working at the hotel have been made redundant following the closure.
Callum Carmichael, partner at FRP Advisory, said the difficulties facing Kinnettles and other businesses in Scotland’s hospitality industry had “ultimately proved insurmountable”.
FRP said its focus was now on protecting the assets of the affected companies and supporting those impacted by the collapse.
The closure comes only months after Kinnettles Hotel was placed on the market as part of a £15 million portfolio of high-end Scottish hospitality properties.
Property specialist Christie & Co announced in April that the hotel was being marketed alongside Kinnettles Mansion, near St Andrews, and Kinnettles Castle, near Forfar.
At the time, the portfolio was described as an opportunity to acquire hospitality properties in one of Scotland’s most valuable tourism markets. The owners were seeking £15 million for the three properties, although offers for individual sites were also being considered.
Kinnettles Hotel itself comprises nine bedrooms in the main North Street building, with another six bedrooms in an annexe directly opposite. The main building also contains the restaurant, bar and basement spa.
Kinnettles Mansion and Kinnettles Castle have also stopped trading, with separate winding-up petitions lodged against the companies operating the two venues and the same FRP practitioners appointed as provisional liquidators.
The collapse has also affected Gidi Grill, the West African and Afro-Caribbean restaurant which had been operating from Kinnettles Hotel since May 2025.
Owner Mo Adeniyi said he was unable to access the premises following the intervention at the hotel. Its six employees have instead been working at Gidi Grill’s restaurants in Dundee and Aberdeen while the business searches for another St Andrews site.
The North Street building dates from 1879 and was previously known as the Imperial Hotel and later The Inn on North Street before the Kinnettles business took over in 2016.
