140-room hotel planned to serve Glasgow East End venues

Clyde Gateway is taking a proposed 140-room hotel development in Glasgow’s east end to the UK investment market as it seeks a development and operating partner to deliver the next major phase of Dalmarnock’s regeneration.

Scotland’s largest urban regeneration organisation will showcase the CityWorks opportunity at this week’s Annual Hospitality Conference (AHC) in Manchester, presenting the project directly to leading hotel investors, developers and operators from across the UK.

Located adjacent to Dalmarnock railway station, CityWorks would provide a new hospitality destination at the heart of the rapidly growing Clyde Gateway Innovation area, while capitalising on demand generated by some of Scotland’s most significant sporting, entertainment and events venues.

Independent analysis undertaken by AR Hospitality Consulting and Savills identified a compelling market opportunity for a branded upper-midscale hotel. Occupancy across a benchmark group of hotels within a two-mile radius reached 77.9 per cent in 2025, with demand increasing by 40 per cent since 2022, ahead of a 34 per cent increase in supply over the same period.

Despite this growth, hotel provision remains concentrated in Glasgow city centre and the west of the city. The nearest hotels with more than 20 bedrooms are approximately 1.5 miles from the site, and there are currently no confirmed hotel developments planned within a two-mile radius.

The proposed hotel would be less than a minute’s walk from Dalmarnock station, providing direct rail access to Glasgow city centre, the OVO Hydro and Scottish Event Campus, whilst Celtic Park, Glasgow Green and the Glasgow International Arena are also within walking distance.

CityWorks would additionally support growing business demand generated by Clyde Gateway Innovation, the wider vision bringing together advanced manufacturing, health and life sciences, technology and engineering businesses across Dalmarnock and Shawfield.

Investors can see the transformation for themselves, with a growing residential population, established transport links, major visitor attractions and a thriving business community already in place.

“We once thought a hotel might be one of the first developments here. Instead, CityWorks is set to become the final piece of the Dalmarnock jigsaw, connecting a growing business and innovation destination with the homes, amenities and world-class sporting and entertainment venues already on its doorstep.

“The evidence points to an underserved hotel market and growing demand. We are looking to speak to ambitious hotel developers, operators and investors who can recognise the opportunity in Glasgow’s east end and share our vision for the area’s next chapter.”

Our analysis indicates a clear opportunity for a high-quality branded upper-midscale hotel, supported by business, leisure and events demand and the continued investment taking place across Clyde Gateway.”
