Bearsden has emerged as the most expensive residential market in Greater Glasgow, with average house prices reaching around £425,000, according to new research from property consultancy Rettie.
The Bearsden & Milngavie Housing Market Briefing 2026 finds that Bearsden recorded an average house price of £424,846 in the 12 months to April 2026, ahead of Newton Mearns, Kelvinside and Giffnock. Milngavie also ranks among Greater Glasgow’s five most expensive locations, with an average price of £354,720.
The research also points to continued strength at the top end of the market. The total value of property sold across Bearsden and Milngavie increased by 2.6% to £272 million during 2025, despite the number of transactions edging down 1.4% to around 650.
More than a quarter, 28%, of all homes sold in the area during the year achieved prices above £500,000, almost five times the Greater Glasgow equivalent of 6%. Fourteen properties changed hands for £1 million or more.

G61 (Including Bearsden)

Bearsden house prices have increased by 22.7% over the past five years, while nearby Milngavie has recorded growth of 16.2%. Rettie says the performance reflects continued demand for larger family homes, gardens and locations combining access to Glasgow with a more suburban lifestyle. The average house price in G62 is £354,720.
Rettie says Bearsden and Milngavie’s combination of connectivity, schools, high-quality family housing, and proximity to the countryside continues to underpin buyer demand.
The area offers rail connections to Glasgow city centre in around 20 minutes, while Loch Lomond and The Trossachs National Park can be reached by car in under 30 minutes. It is also served by three of Scotland’s highest-ranked state secondary schools, with Douglas Academy, Bearsden Academy and Boclair Academy ranked fifth, sixth and seventh respectively in 2025.
G77 (Including Newton Mearns)
The G77 postcode which includes Newton Mearns had an average house price of £403,213.
