A fresh attempt is being made to build a hotel and rooftop bar in Glasgow city centre after an earlier scheme for the site was rejected.
Regent Property has begun consultation on plans to redevelop buildings at 86–90 Maxwell Street and 40 Fox Street, close to the River Clyde and St Enoch Centre.
The proposals would involve demolishing a listed building and an unlisted building within the Central Conservation Area before constructing a hotel and short-stay accommodation.
Plans also include a rooftop bar and restaurant, along with associated facilities.
The move follows a previous attempt to redevelop the same site with a 19-storey hotel and apart-hotel containing 236 rooms.
That scheme would have included a bar and restaurant on the 18th floor. Glasgow City Council refused planning permission and listed building consent in November 2025, with the developer subsequently taking the case to the Scottish Government.
The appeals were dismissed in July this year.
Council planners had raised concerns about the scale and massing of the previous development and considered it an overdevelopment of the site.
The site includes the Category B-listed building at 90 Maxwell Street, as well as an unlisted sandstone building on Fox Street.
Buildings were first constructed on the site between 1854 and 1857. Council planning documents describe the area as a block of mainly mid-19th-century tenement-style buildings within Glasgow’s Central Conservation Area.
The previous applications attracted 53 objections and 27 letters of support.
Opponents raised concerns about the loss of historic buildings and the effect of the development on the conservation area. Supporters argued the project would regenerate a long-standing development site and provide new hotel accommodation and publicly accessible facilities.
The latest proposal is still at the pre-application consultation stage and has not yet been submitted to Glasgow City Council for planning permission.
A second public consultation event will take place at The Briggait, 141 Bridgegate, from 4pm until 7pm on Tuesday 3 November.
People can submit comments on the proposals to the developer until 17 November. A formal opportunity to make representations to Glasgow City Council would follow if a planning application is submitted.
